Ontario’s housing market is facing some major challenges, according to a recent report by the Canada Mortgage and Housing Corporation (CMHC).
The report, which was released on Thursday, highlights a decline in housing starts in the province. Housing starts refer to the number of new residential construction projects that have begun in a given period of time.
In the first quarter of 2021, Ontario saw a 14.5% decrease in housing starts compared to the same period last year. This decline is largely attributed to the ongoing COVID-19 pandemic and its impact on the economy.
The CMHC report also notes that the decline in housing starts is not evenly spread across the province. While some areas, such as Ottawa and Hamilton, have seen an increase in housing starts, others, like Toronto and Kitchener-Cambridge-Waterloo, have experienced a significant decrease.
One of the main factors contributing to the decline in housing starts is the high cost of construction materials. The report states that the cost of lumber, in particular, has increased by over 200% since the start of the pandemic. This has made it more difficult for developers to build new homes, resulting in a slowdown in housing starts.
Another issue highlighted in the report is the shortage of skilled labor in the construction industry. This has been a long-standing problem in Ontario and has been exacerbated by the pandemic. With many workers leaving the industry due to health concerns or job losses, there is a shortage of workers to carry out new construction projects.
The CMHC report also points out that the demand for housing in Ontario remains strong, despite the decline in housing starts. This has led to an increase in housing prices, making it more difficult for first-time homebuyers to enter the market.
In response to these challenges, the CMHC is calling for increased collaboration between all levels of government, as well as the private sector, to address the issues facing the housing market in Ontario.
